Our Pre-Approved Plans have been chosen for their embodiment of the great tradition of Southern Architecture with its basis in Georgian, Federal, Greek Revival, and Farmhouse vernacular. Merchant's Gate has carefully selected three residential architectural design firms that represent the best in Traditional Neighborhood Home Design and customer care.
These designs uniquely employ elements that are traditional and still "place" appropriate to Pendleton and the Upstate of South Carolina. Each plan seeks to carve out its own sense of "old homeplace" status.
The selection of a home to a lot will be determined by the ratio between the lot size and the home size, lay of the land, streetscape, and other elements taken by consensus of the buyer and builder, with final approval by the Architectural Review Board.
Buyers wishing to build homes not included in the Pre-Approved Home Plans may submit their own design as prescribed by the Architectural, Landscape, and Construction Guidelines for Merchant's Gate. Naturally, in order to receive approval, a home must reflect the architectural elements embodied by Merchant's Gate.
